Liu Building-a cornerstone community center in Chicago's Chinatown designed to reflect the values of harmony, balance, and cultural pride.This role oversees all building operations, including mechanical, electrical, plumbing (MEP), safety systems, and fleet maintenance, ensuring the facility remains a dependable, well-maintained environment where CASL's multilingual and multicultural services can thrive.The Kam L.   • Serve as the primary point of contact for all safety, mechanical, electrical, and plumbing (MEP) systems, ensuring day-to-day operations run smoothly and any issues are addressed promptly.
  • Manage vendor relationships, including contracts and performance expectations; coordinate regular check-ins to review progress and address concerns.
  • Develop and maintain preventative maintenance schedules and records to ensure all systems are calibrated, serviced, and in compliance with safety standards.
  • Conduct regular facility inspections to proactively identify maintenance needs, safety hazards, and areas requiring repair-ensuring year-round protection of buildings, gates, and perimeters.
  • Investigate incidents related to safety, accidents, trespassing, or fire hazards and take appropriate action based on organizational policies and protocols.
  • Support campus safety through access control, active monitoring, and equipment oversight.
  • Administer employee access and key credentials, maintaining clear records of permissions for staff and contractors.
  • Program and monitor the Building Management System (BMS) both onsite and remotely, ensuring 99% uptime and optimal system performance across all facility operations.
  • Collaborate with internal teams, including Events, to adjust HVAC systems and ensure space readiness for special functions with a minimum of 24 hours' notice.
  • Participate in cross-functional meetings to help troubleshoot issues and share facilities-related insights across departments.Maintenance and Repairs
    • Perform routine and preventive maintenance (PM) to meet scheduled timelines and ensure all systems function with a target of 99% operational uptime.
    • Respond to work orders promptly, ensuring timely resolution and minimizing disruption to programs and services.
    • Complete repairs related to drywall, painting, and carpentry independently when needed.
    • Manage small to mid-sized maintenance projects from start to finish with limited supervision.Fleet Management:
      • Oversee maintenance, servicing, and repair of company vehicles to ensure fleet readiness and reliability.
      • Ensure compliance with safety regulations, inspection protocols, and documentation standards for vehicle operations.
      • Provide support for fleet drivers during peak service times or as needed.Budget and Compliance Oversight
        • Oversee the facilities and operations budget, tracking expenses and reviewing invoices to ensure alignment within a -5% variance.
        • Maintain accurate records of all maintenance activity, repairs, and vendor performance using the ticketing system.
        • Manage facility-related procurement, including inventory of parts and supplies, to ensure cost efficiency and reduce unnecessary expenses.Must Haves - To thrive in this role, you should have:Education & Experience
          • High school diploma or equivalent (GED) required.
          • Completion of or enrollment in technical training in facilities management, HVAC, electrical systems, or refrigeration preferred.
          • Minimum 5 years' experience in facilities maintenance (HVAC, plumbing, electrical, lighting control systems); 10+ years accepted in lieu of formal training.
          • Valid Illinois driver's license and clean driving record required.Skills & Knowledge
            • In-depth knowledge of HVAC, plumbing, electrical, and lighting control systems, with the ability to diagnose and resolve mechanical issues in real-time.
            • Familiarity with local, regional, and national MEP regulations, permits, licenses, and compliance standards.
            • Strong ability to lead and organize large amounts of data, ensuring accurate records of maintenance activities, equipment information, and budget tracking through work order systems
            • Strong verbal and written communication skills, with the ability to work effectively with vendors, internal stakeholders, and non-technical team members.
            • Collaborative problem solver with a proactive approach to address complex, multi-functional maintenance issues.
            • Skilled in the use of ladders, tools, and handheld power tools for routine maintenance tasks.
            • Proficiency in using Microsoft 365
            • Basic understanding of Salesforce or similar data management systems or a willingness and ability to learn.Nice to Haves:
              • Certification in facilities management, HVAC, refrigeration, or electrical systems.

              • Proven ability to manage relationships with vendors, oversee contracts, and ensure vendor performance aligns with organizational standards.
              • Deep understanding of safety protocols (OSHA) and the ability to implement them across all maintenance tasks and projects.Physical Demands:
                • Must be able to sit, stand, and walk for extended periods, with the ability to occasionally lift or move objects weighing up to 75-100 pounds.
                • Ability to reach overhead & below the knees, including bending, twisting, pulling, & stooping.Environment & Scheduling:
                  • Work is performed during program hours, Monday through Friday, 9:00 am - 5:00pm, with flexibility to work additional hours in the evenings or weekends, as necessary.
